Estate House Redevelopment / Expansion Update

The redevelopment of Estate House has progressed well, is due for completion towards the end of January 2019 and we are hoping to move back into the new building shortly thereafter. The new building is significantly larger than the old and incorporates a second floor.  There will be a larger Board room to accommodate meetings, with additional office facilities, which may be sub-let in the future.The new building complies with modern building regulations and is equipped with solar panels and air source heat pumps to reduce its carbon footprint.

The first floor has been offered to the estate’s security, Security Projects UK Ltd, who have outgrown their current office facilities and were looking for alternative premises. Both Security Projects and we were keen to retain their presence on the estate as they are an integral part of the management of the Estate. Occupying the same office will facilitate and enhance the ability of the Estate Management and Security to work together as a team, thus continuing to providing a comprehensive service to the businesses on the estate.

LATEST REPORT FROM RENEWI

Renewi has not received any new fly complaints since the last newsletter in September 2019. As we now approach the winter the site has reduced is use of chemical controls as the fly numbers have dropped down significantly. Renewi will prepare for the next year’s fly management plan prior to Spring next year, when fly numbers start to increase again. Housekeeping and other measures will continue throughout the winter period as we approach our busy time during the festive period.

MAJOR FIRE BLACKWATER CLOSE 15TH NOVEMBER 2019  04.30 HRS

 

The estate’s mobile security patrol discovered a fire in a unit on Blackwater Close in the early hours of 15th November 2019 and immediately alerted the Fire Services. It was this early identification and prompt action that no doubt enabled the Fire Services to contain the fire as well as they did.

 

The fire was attended by 15 fire engines, along with 60 fire fighters who had brought the fire under control by 7.40 hours. The majority of the fire engines remained on the estate until approximately 1300 hours, leaving three fire engines to monitor the fire until 1700 hours. We thank the Emergency services for their efforts and skill in managing the fire and restricting the damage caused.

The number of fire engines on site caused a significant issue with access onto the Estate. We worked with Renewi to open up Creek Way to Estate traffic and utilised the private access from Creek Way into the yard of Archive Warehouse Ltd to provide a route onto the Estate during this difficult period.  A one way traffic diversion system was put in place by security until 1300 hours.  We must express our gratitude to Archive Warehouse for allowing access through their yard, as without this concession we would have experienced severe difficulties in managing the traffic onto the Estate.  We also thank Renewi for opening their electric gates in Creek Way. This is the first time a diversion system has been put in place on the estate, and for future reference we have ordered some useful signage, for example Road Closed, Diversion arrows, One Way Traffic and more road cones.

We take this opportunity to thank all of the business for their patience and for working with security to enable them to keep traffic on the estate moving, and security for all of their hard work and total commitment.

 

As you are aware, there is a Phased Evacuation Plan in place that is subject to a Communication Test annually, by Zone to ensure that contact details for businesses on the estate are correct, and up to date, so that in “real life” major incidents, all businesses within specific zones are contactable.

The Road Markings Refresh Project will improve safety, security and operational efficiency for the estate users.

Security

WARNING: PLEASE BE EXTRA VIGILANT AND DO NOT LEAVE KEYS IN VEHICLES AND AVOID LEAVING VEHICLES UNATTENDED!!!!!!

WE CONFIRM WE ACTIVELY DISCOURAGE UNMARKED VEHICLES/VANS FROM ENTERING THE ESTATE.  THERE HAVE BEEN RECENT INCIDENTS WHERE UNAUTHORISED VEHICLES HAVE ENTERED THE ESTATE AND PROCEEDED TO REMOVE ITEMS FROM SKIPS/OUTSIDE OF PREMISES.

WHEN ASKED TO LEAVE, THE INDIVIDUALS HAVE BECOME ABUSIVE / THREATENING.

UNFORTUNATELY, ON OCCASIONS THESE VEHICLES/VANS HAVE BEEN INVITED ONTO THE ESTATE BY BUSINESSES TO REMOVE RUBBISH ETC.

HOWEVER, WE WOULD REALLY APPRECIATE IT IF YOU CAN AVOID INVITING THESE INDIVIDUALS ONTO THE ESTATE PLEASE.

 

In general, crime on the estate appears to be under control.  All mobile patrol vehicles are fitted with on board cameras, on board tracking and panic buttons. The mobile patrol guards are fitted with body cameras

The BID radio link is currently being updated/replaced by forming a Whatsapp control group linking Fairview Gatehouse/ mobile patrol to other security companies in the London Riverside BID area and the SNT/Police.
