Covid-19

As the country emerges from the lockdown, and restrictions are easing, it is very encouraging to see that the majority of businesses on the estate are now operational, albeit in a lot of cases it is a necessarily slow resumption of business,  as we have to adapt to the “new normal”.We trust that your families, staff and customers have stayed well during this incredibly challenging time, and we wish you all the best for the months ahead.

 

The Estate management office is operating on a part remote basis, but we can be reached by telephone/email as usual, and as always, security is operational 24/7.  Since the relocation of Security Projects to the new Estate House, we are better placed to work together to manage the Estate.

We would also like to thank all the estate occupants for the payment of the service charges, which are essential to ensure we can provide the necessary services on the Estate. We have, as far as possible, minimised the expenditure over the last quarter to enable us to lower the end of quarter charges.  We hope that the negative effects of the lockdown will diminish in the latter part of the year, when we anticipate that the service charge will also return to more normal levels.

Projects completed

Roadtechs Phase 3 – Manor Way Business Centre – Concrete profiled repairs/Techcrete repairs/Overband sealing, road markings.

The works undertaken will offer benefit to stakeholders of the business centre by preventing further deterioration and extending the service life of the existing pavement structure. The surfaceof the concrete slab identified had become weather and traffic damaged compared to other slabs on the business centre, which are in reasonable condition. The loose aggregate from this particular slab could have caused damage to vehicles and pedestrians using the area. Protection of this slab at this stage will save on expensive and more distruptive works in the future.

 

The works, which form part of the ongoing infrastructure management programme, were undertaken out of hours to minimise disruption and inconvenience to the business community.

 

 

 

Projects awaiting completion 

 

Currently Roadtechs along with the Fairview Industrial Park’s Management Team are undertaking an asset review of the footway and carriageway network throughout the estate. The resultant condition survey will be analysed and future programmed  work possibly starting with Phase 6 in late summer/autumn 2020 will be prioritised based on the information collated.

Dear BID Members

 

 

I want to take this opportunity to say a few words of thanks.  Firstly to those Members who, early on, were able to donate spare PPE masks, gloves and aprons to the GLA, alongside hundreds of London’s businesses. It was very much appreciated by front-line workers in the NHS at a time of crisis.

Secondly, I appreciate the effort of many of you to pay your BID levy on time.  This has enabled us to not only continue with all essential services, but to fill some gaps left by the Local Authority having to pull back on many functions.  Our security patrols have continued, we’ve been in constant contact with Police and the Council to combat crime and anti-social behaviour, and have dealt with numerous reports of illegal dumping to keep our BID area as clean and maintained as possible.

Security

 

WARNING: PLEASE BE EXTRA VIGILANT AND DO NOT LEAVE KEYS IN VEHICLES AND AVOID LEAVING VEHICLES UNATTENDED!!!!!!

WE CONFIRM WE ACTIVELY DISCOURAGE UNMARKED VEHICLES/VANS FROM ENTERING THE ESTATE.  THERE HAVE BEEN RECENT INCIDENTS WHERE UNAUTHORISED VEHICLES HAVE ENTERED THE ESTATE AND PROCEEDED TO REMOVE ITEMS FROM SKIPS/OUTSIDE OF PREMISES.

WHEN ASKED TO LEAVE, THE INDIVIDUALS HAVE BECOME ABUSIVE / THREATENING.

UNFORTUNATELY, ON OCCASIONS THESE VEHICLES/VANS HAVE BEEN INVITED ONTO THE ESTATE BY BUSINESSES TO REMOVE RUBBISH ETC.

HOWEVER, WE WOULD REALLY APPRECIATE IT IF YOU CAN AVOID INVITING THESE INDIVIDUALS ONTO THE ESTATE PLEASE.

 

In general, crime on the estate appears to be under control.  All mobile patrol vehicles are fitted with on board cameras, on board tracking and panic buttons. The mobile patrol guards are fitted with body cameras

UNAUTHORISED PARKING ON ESTATE ROADS/FOOTPATHS

 

OVER THE PAST 2 MONTHS THE ESTATE HAS BEEN VERY QUIET AND IT HAS NOT BEEN NECESSARY TO STRICTLY ENFORCE

PARKING RESTRICTIONS ON ESTATE ROADS/FOOTPATHS.  HOWEVER, AS THE ESTATE HAS BECOME BUSIER WE HAVE BEEN  INFORMED OF VARIOUS ISSUES WITH

VEHICLES PARKING ON THE ESTATE ROADS/FOOTPATHS AND MUST, THEREFORE START ENFORCING  PARKING RESTRICTIONS.

MAY WE REMIND EVERYONE THAT THE WHOLE OF THE ESTATE IS DOUBLE YELLOW LINED AND PARKING RESTRICTIONS ARE IN PLACE.

PARKING CHARGE NOTICES ARE ISSUED FOR UNAUTHORISED PARKING ON ESTATE ROADS/FOOTPATHS AND YOU WILL  BE REQUIRED TO PAY £100.00 WITHIN 28 DAYS, THE CHARGE WILL BE REDUCED TO £60.00 IF PAYMENT IS MADE WITHIN 14 DAYS.

 

THERE IS A SECURITY WHATSAPP GROUP IN OPERATION IN THE BID AREA, OPERATED BY SECURITY PROJECTS (UK) LTD, THE LONDON RIVERSIDE BID’S SECURITY CONTRACTOR. LATEST REPORT FROM RENEWI

Renewi has not received any new fly complaints since the last newsletter in March 2020. We are now mid-way through fly season and the implementation of our fly management plan is working well. Renewi will continue with the current measures throughout the next few months until the autumn time to ensure that fly numbers remain low.

As a critical service, Renewi has continued to operate since the beginning of the Coronavirus and provide a fully operational service without any issues to the Boroughs and will continue to do so in the coming months.
